Welcome to Luxury Mountain Home Watch of New Hampshire & Maine. We provide peace of mind coverage to owners who are away from their properties for extended periods of time.
Our visits document the home’s condition by checking for signs of moisture, storm damage, forced entry, pest infestation, plumbing failures, heat system functionality, and other areas of concern. We can also accept deliveries and orient new service providers to the property. If there is a problem, we advise on possible fixes, meet contractors at the home for estimating purposes, and include owners in a virtual tour of their home.
Based in North Conway, NH, Luxury Mountain Home Watch is insured and bonded and is a member of the National Home Watch Association, adhering to its high standards of practice. Our service area is the Mount Washington Valley of New Hampshire including the towns of Bartlett, Jackson, Hales Location, Conway and Madison, and the bordering towns in Western Maine including the towns of Fryeburg, Bridgton, Brownfield and Denmark.

Why Do I Need A Home Watch Service?
Extreme Weather
Extreme weather conditions happen in all seasons. If you are away from your home for an extended period and it is not visible from the road you may not know if there is damage to the building for many weeks. We check all of our home watch properties after major weather events in addition to our weekly home checks at no extra cost to you. Ice dams and tree limbs can cause a lot of damage to your home.
Heat Systems & Water Leaks
When you are away from your home for an extended period of time having a local professional on hand to perform a visual check on your property helps give you peace of mind. We have discovered countless water leaks that left untreated could have provided catastrophic damage to a home including under-sink plumbing, leaky washer machine valves, overflowing condensation pans from a boiler, and dripping radiators.
We have also been to homes where the oil or propane truck was supposed to make a delivery and we arrived to find an empty tank and a shut-off heat system in the dead of winter. An emergency call to the service provider and a catastrophe was avoided. Other issues discovered have been an electrical short in the main panel and a non-working well pump. In both cases, because we caught it early, our clients were able to get the property serviced in 24 hours.
In New Hampshire and Maine we see a variety of heat systems and each has their own concerns. We make sure whatever system you have is operating properly at the time of our visit and if not we can meet your service provider as needed to point out issues of concern.
Intruders
Did you know a squatter only needs to be in your home for 30 days before they acquire tenants’ rights and need to be removed via the court system? Weekly home checks prevent that from happening and give you confidence that your unoccupied home is still unoccupied when you arrive.
Deliveries
Items delivered to second homes can sit out in the weather for weeks. Part of the service we provide is bringing in deliveries for you and reporting any obvious damage so your products are in good condition when you arrive.
Service Providers & Projects
We meet service providers while you are away and can orient new vendors to your property. If you have a new project in mind we can also suggest local experts to help you get the work done more quickly and professionally. We are always happy to include you in virtual meetings with your contractor where you can see what he or she has in mind firsthand.
Alarm Calls and Critters
Many of our clients have active alarm systems and exterior cameras. We can be your local contact for alarm activations and wildlife intrusions.
