Home Watch Services

Once you reach out to us for home watch services, the very first step is our visit to your home. We record a video walk-thru of the property and learn from you or by observation what items to watch for during future home watch visits. Following that first visit we create a custom information sheet and home watch check list for you to complete and review and then we sign a service contract. Most of our clients choose annual contracts, however we have some on multiyear engagements and still others that choose to just have coverage seasonally.   Our minimum service contract for single family homes is 30 days and we check all homes once weekly, with additional visits on an as needed or as requested basis. 

Interior Checks

When conducting a home watch inspection, interior checks are crucial to ensure the property remains in good condition while the owner is away. Plumbing issues, open windows, electrical shorts, non-working heat systems and critter incursions to name a few can be quite costly if left undetected for extended periods of time. After our initial meeting and site visit, we develop a checklist unique for each home so areas of concern are focused on and checked at each appointment.

Exterior Checks

When conducting a home watch inspection, exterior checks are just as important as the interior to ensure the property is secure and in good condition. Damage to the roof, windows and doors, HVAC systems, Hot Tubs and pools, outbuildings and access points to the property are all observed and included in our regular client reports.

Security Check – Exterior & Interior

  • Verify doors and windows are locked and secure.
  • Check for signs of forced entry or tampering.
  • Ensure the security system (if in service) is armed and functioning correctly.
  • Ensure gates, fences, and any other access points are secure.
  • Verify that exterior security lights and cameras are operational (if applicable)

This sample checklist shows item checks that may or may not be applicable to your home.  For each home we develop a customized checklist based on the best industry standards and your input.

Documenting Issues

Our reporting includes:

  • Front photos, view photos, fuel gauges, utility room pics and focus areas identified in our initial site walkthrough.
  • Photos and description of issues of concern discovered during the inspection, including detailed notes on the problem are shared after each visit.
  • Providing recommendations for necessary actions including service provider referrals if needed, including meeting them at your property upon request.
